Every change starts as a conversation.
Lintel turns it into a numbered, dated, photographed record — and shows what approving it does to your total before you answer.
Renovation budgets do not fail on the estimate. They fail on the extras. A contractor mentions rotten subfloor, you say okay, and three months later you are well over budget with no way to reconstruct how you got there.
Lintel is built for the owner, not the builder. You enter the contract you signed. From then on every extra gets a number, a date, a photo and a price.
The money chain
| Original contract sum | What you signed |
| + Approved change orders | What you agreed to since |
| = Revised contract sum | What you actually owe |
| ~ Pending change orders | What you are exposed to |
Lintel draws that chain to scale, so a large change order is physically longer on screen than a small one. You see the drift before you read the number.
What it does
- Records every change order with its reason, its source, its cost and its schedule impact
- Shows the revised contract sum before you approve anything
- Tracks how much of your contingency allowance approved changes have consumed
- Logs deposits, progress draws and retainage release against the revised contract
- Exports a signable one page change order record and a full cost report as PDFs
What it does not do
- No account and no sign in
- No bank or accounting integration
- No server — everything stays on your device and syncs through your own iCloud
